Submissions must be made by an authorised party โ typically a managing agent, bank, conveyancer or body corporate trustee. Individual owners cannot submit on behalf of a body corporate.
The composite score combines a Financial Health score (60% weight) and an MRRP Reserve Fund score (40% weight), each rated on a 0โ5 scale. Scores above 4.5 are Adequate; below 1.5 are Critical.
Access is granted via invitation. Contact us to request access. Users are authenticated via Microsoft Entra ID and must be registered in the system before logging in.
Once AFS data has been submitted and validated, the SchemeGuard report is generated immediately. Pre-purchase reports are typically delivered within 48 hours of AFS receipt.
Yes. Data is only shared with organisations that have a signed Sharing Agreement in place. Scheme names are anonymised in any benchmarking or pilot analysis presented to third parties.
The Maintenance, Repair and Replacement Plan is a statutory requirement under PMR 22 of the STSMA Regulations. It requires a 10-year capital plan for all common property components. Most schemes do not comply.
